Newport, Vermont, I've been asked to contribute human-interest stories about the border area.Derby Line was mentioned as a focus of interest.\u201cNo problem,\u201d said I.Unfortunately, this is like asking me to write about Montenegro; No, ! take this back.I have actually been to Montenegro but Derby Line is foreign territory to me.My wife Nancy and I have driven through there on our way to Lake Willoughby or to the Derby Line thrift shop.The thrift shop is something I could write about because I have an outstanding issue with the place.There resides a vintage Sunbeam mixer complete with bowl but no hooks.I want the mixer but I cannot find the hooks.So, should I go back and buy it, hoping to find the mixer hooks on e-bay, or should I chalk it up as one of my life's great missed opportunities to own a chromium-plated appliance, which I probably would never use.In any case, the thrift shop will make a good story some day.I love those places and since it now lies within my area of reporting, I have a reason to go back Derby Line is most famous for the Haskell Library and Opera House.This \u201chouse divided\u201d is the only institution of its kind on the planet as it spans the borders of Canada and America and the actual border runs right through the middle of it.It must be pretty cool for the actors, singers, conductors and musicians to honestly state that they are international performers, even though they might have only stepped across the great divide for a few feet in America, or metres in Canada.Fortunately, they do not have to be bilingual.It would be Special to The Record llowing a successful Christmas market on Dec.7, Del Monty owner Marcel Hauben is looking forward to breathing new life into the historic Stanstead building.\u201cPeople were saying it was a shame to leave that building empty for so long,\u201d Hauben remarked, when he started asking around town about the Del Monty six months ago.The 85-year-old Magog architect and developer was immediately attracted to the 113-year-old building, and looking for a new challenge.Hauben had some meetings with people in the community and town council, and decided a Christmas market would be a good way to re-introduce the building to the public.There were 19 vendors and artisans set up on the large main floor of the Del Monty, as well as a space for a visit from Santa, and a musical performance by local musician Mike Goudreau.More than 350 people visited the market, which complemented the other activities taking place in Stanstead « throughout the day.During his career in architecture spanning well over 40 years, Hauben has worked on hotels, motels, cafeterias, as well as ship interiors.He even had a hand in the scale models for Expo \"67.\u201cThose were good years for architecture,\u201d Hauben said, adding that he stayed very busy.\u201cI would have to disappear if I wanted to take a vaca tion.\u201d Hauben\u2019s first architectural job was working with the Hicks firm.He spent two months working on perspective drawings for the interior of the Queen Elizabeth Hotel in Montreal.His first large- scale project was the renovation of the buildings on a naval base in Pensacola, Fl.\u201cI started in 1954, and I haven't stopped since.\u201d Dealing with this type of historic structure is a first for Hauben, but he is inspired rather than intimidated.\u201cWith the experience I have in architecture, I know quite a bit.I know how to proceed.\u201d He said, adding, \u201cI never do the same thing twice.\u201d Hauben is using the quiet winter months to work out the kinks slowly.\u201cIf you have a problem, just solve it.No use crying over it.It won't help.\u201cHauben\u2019s pragmatic approach avoided a panic when he walked into the building on Monday to discover the heat wasn\u2019t working.Rather than jump to conclusions, he called a repairman.\u201cWe just ran out of oil, that\u2019s all,\u201d he said plainly.\u201cIt looks worse than it is,\u201d Hauben said, referring to the large dark room, which was still bitterly cold during the time of the interview.Structurally speaking the walls are close to 24-inch thick granite, according to Hauben.The heating system is good, the water is good.Hauben said he will bring in an expert to check the integrity of the building, and explore possible measures to increase efficiency with lighting and heating, but he expects the evaluation to be along the lines of \u201cthere\u2019s a hole here.Plug it.\u201d The floor plan of the Del Monty offers plenty of possibilities.The main floor is a large open space, one of the few available in Stanstead.The upstairs is the same size, but divided into three sections.Previously, there was a bar in the front third, and a Chinese restaurant in the back two-thirds of the upstairs.\u201cIt\u2019s on the market for renting,\u201d said Hauben, after a big cleanup and some minor renovations are done.He hopes the bar area upstairs could be used as a small conference room for local groups and businesses.The downstairs could easily accommodate weddings, and larger scale community events.CONT'D ON PAGE 7 Page 2 Loos \u2014 \u2014\u2014 TO IAL IE THE PASSPORT DECEMBER 2013 Page 3 Straw bale living for seniors in Holland, Vermont By Bryan Marovich HOLLAND \u2014 With straw bale walls, enclosed in a lime, clay, straw plaster that was mixed on site, it\u2019s not exactly what comes to mind when you think of a senior living facility.As interest in alternative building methods increases, and the stereotypes that surround earth-based construction breakdown, the straw bale structure sitting in Holland, Vermont, is pioneering its way into the future.Besides being the only straw bale senior living home in the United States, this charming bit of earthen architecture is truly one of a kind.A little over two months after welcoming in its first residents, the straw bale home is gearing up for its first heating season.With heavy winds common at the location, and freezing temperatures on the horizon across the area, the 1,900 square-foot structure is well equipped to face whatever challenges winter has in store.The building is a fortress of thermal insulation.The wall structure of the post-and-beam frame consists of 18-inch-wide straw bales.The bales, which sit on a two-foot high pony wall that forms a base to keep them off the foundation, have an R- value insulation rating of 28.The pony wall is stuffed with super insulated cellulose, with an R-value of 55.The roof also incorporates super insulated cellulose material, and the frost-protected concrete slab that the building sits on is insulated from underneath, as well as along the sides.An extremely efficient propane-fired condensing broiler provides a continuous loop of hot water through the radiant heat lines that run throughout the concrete slab, allowing for a consistent temperature to be easily maintained.The building consists of two 600-square-foot single bedroom senior housing units, with a communal space between them.There is an entry porch, as well as two south-facing porches for each unit.Since it is an independent living facility, the communal space houses an energy efficient washer and drier, which the residents share.Energy efficiency is the theme throughout the house.Currently, the home is set to become the first straw bale building to be awarded certification from Efficiency Vermont as a Vermont Energy Star Home.The project, managed by Rural Edge, along with general contractor Lee Cooper of Back 2 Basics Builders, began last spring.The frame and roof were up by fall, and then wrapped for the winter to keep it dry.The straw bale wall structure went up in the spring of this year, with everything finished.by September.The seven acres that the building sits on was a gift from Evelyn Page: Page, who is now deceased, was one of the oldest living residents in the area.When her husband passed away, she wanted to leave behind a legacy.She donated the land and the money to fund the project, but her only request was that it provide housing for local residents of Holland, preferably the elderly.Unfortunately, she did not survive to see Straw bale house in Holland.the finished home, but she did get to see the walls going up.So, what are the drawbacks to building with straw bales?Uncontrolled moistdre is the biggest challenge straw bale structures face.The architects who worked on the project had to reduce exposure to wind-driven rain and snow.The problem was addressed with extensive roof | overhangs designed to move water away from the plaster and stucco Leb RY Canadian visit our w Money at Par!
